This project is a three phased Class A Motorcoach and RV Condominium luxury resort on 24 acres in the City of Polson, Montana.  In order to receive zoning compliance permits, TLI’s services included the creation of a new Campground and RV Condominium zoning district for the City of Polson and subsequent re-zoning of the property.  Lateral clearances of the road were increased and the structural capacity of the road was designed to withstand heavy loads to account for the abnormal weight of the oversized vehicles.  Grading designs were developed in close coordination with our clients with the goals of maintaining magnificent views of Flathead Lake, maximizing the number of sites, and meeting the standards of a luxury Motorcoach and RV Condominium resort.

Phase 1 of the project included 83 Motorcoach and RV sites with 4,356 feet of water main, 3,592 feet of sewer main, and 4,290 feet of roads with curb, gutter, and sidewalk.  The project also included mass grading of the entire Phase 1 site.  TLI was responsible for planning, creation of new zoning district, re-zoning, design, obtaining City and State approvals, bid solicitation, contract administration, construction staking, construction inspections, and as-built certifications.
