Canyon River is an 11-phase 270 lot residential subdivision including an 18-hole golf course. Phases 1 and 2 were previously completed by others. TLI is responsible for the remaining phases, which include rezoning, gaining planning and engineering approvals, contract administration, and sewer, water and storm sewer systems along with final plat packets for all future phases. TLI is also responsible for the design of approximately 1.5 miles of roadway with curb and gutter and boulevard sidewalks, utility mains and site design for approximately 200 residential lots. A paved pedestrian trail is also included as part of this project. TLI has worked closely with the clients, Missoula Parks and Recreation, City Engineering, Office of Planning and Grants, and Missoula County Public Works to create a revised layout that takes advantage of the great views, water frontage, and golf course.
The water system consists of approximately 8,700 linear feet of new water main, to be connected into the existing Mountain Water Company system. TLI will work closely with Mountain Water and utilize a water system modeling program to ensure adequate pressures and quantities are provided for the development.
The sewer system consists of approximately 7,500 linear feet of gravity sewer main and 2,500 linear feet of pressure sewer. A lift station will be used to convey effluent from a portion of this development into a proposed gravity sewer and then into the existing system that conveys wastewater to the Missoula Wastewater Treatment Plant.
Designs for the revised Phases 3-5 have been completed and are under review by local agencies and the project has proceeded into construction administration and construction. The multi-layered review process will include City Annexation processes on a phased basis along with a program for installing the infrastructure in an efficient and cost-effective manner. Modifications to the Preliminary Approvals will be made in order to improve the circulation and property utilization in the most effective manner.
